If your property has a detached shop, garage or barn, or you're planning one, the first question is what you'll run out there. A few lights and outlets need far less than a welder, a compressor, a mini-split or heaters.

That list sets the feeder size. Distance matters too: the longer the run from the house panel, the more voltage drop has to be accounted for, which can mean larger conductors. I plan the trench route and burial depth, the subpanel in the building, and grounding at the outbuilding together. Barns with livestock, dust or moisture also need equipment suited to those conditions, so those details are part of the plan from the start.

The number on the main breaker doesn't tell the whole story. Before adding a heat pump, an electric range, an EV charger, a shop or a hot tub, it helps to know what the existing service can really support.

I look at the service size, how the current circuits are used, the open spaces in the panel and the panel's overall condition. Sometimes the existing panel handles the new load without any trouble. Sometimes a subpanel or a different approach to the new equipment works better, and sometimes a service upgrade is the honest answer. You'll get a plain explanation of what I find and why, not an automatic upsell to a larger service.

A breaker that won't stay on, outlets that quit without a tripped breaker, lights that flicker or a burning smell near a device are reasons to call. Any smell of burning or visible scorching should be treated seriously; turn off the affected circuit if you can do so safely.

Finding the cause means testing the circuit, inspecting the devices and connections along it, and checking the breaker and panel connection. Many repairs turn out to be a worn receptacle or a loose termination. When the problem is damaged cable or something upstream, I explain what's involved before going further, so you're never surprised by the scope.

Good lighting makes a house easier to live in and a shop safer to work in. I install interior fixtures, recessed and under-cabinet lighting, ceiling fans, dimmers and multi-location switching, plus security, driveway and building-mounted outdoor lights.

Each installation starts with the box and circuit. Ceiling fans need a fan-rated box, heavy fixtures need proper support, and outdoor fixtures need weather-rated equipment. If you're replacing older lights with LED, I'll make sure the dimmers match the new fixtures so they don't flicker or buzz.

Whole-home surge protection installs at the panel and is designed to limit the voltage spikes that reach your wiring and connected equipment. It works best when the service grounding and bonding are in good shape, so I check those at the same visit.

While I'm there, I'll also look over the meter base, mast and service-entrance cable. Rust, a loose meter base, damaged insulation or a leaning mast are worth correcting before they become an outage. Surge protection is a useful layer, but it can't prevent every surge, and I'll tell you realistically what it can and can't do.

Outdoor power covers a lot of ground: receptacles on a porch or deck, power at a well house or pump, circuits for a pool or hot tub, and power for a gate, sign or outdoor kitchen. Each one is exposed to weather, so the equipment and protection have to suit the location.

I plan GFCI protection, in-use covers, weather-rated boxes and the wiring method, whether that's conduit on a wall or an underground run. Pool and hot-tub circuits have specific bonding and disconnect requirements, which I review with you before the work starts.

Loose receptacles that won't hold a plug, two-prong outlets in an older house, warm switch plates and a GFCI that trips with nothing plugged in are worth a proper look. Worn devices are common, but a device that keeps tripping may be reacting to a real fault further down the circuit.

I test the circuit before replacing anything, then repair or upgrade receptacles and switches with the protection suited to the location: GFCI where water is nearby, such as kitchens, bathrooms, laundry areas, garages and outdoors, and AFCI where it's designed to catch arcing faults in living spaces. For shops and small businesses, the same checks apply to work areas and equipment receptacles.
